- Prepare properties for rental.
- Advertise property for rental.
- Show property to prospective tenants.
- Thorough Tenant screening.
- Collect rents in a timely manner so tenants don’t fall far behind in the payments.
- Provide and supervise maintenance.
- Handling the emergency calls (24 hour access).
- Process rents. Pay property bills.
- Send computerized monthly statements in a timely manner.
- Preparing year-end IRS Form 1099 and income/expense summary.
- Execute a lease approved by the Florida Association of Realtors and the Florida BAR Association
- Administer legal proceedings if necessary.
You can be as involved as much or as little as you desire. All this for 10% of the total gross collected monthly income plus a leasing fee (starting at $500).
