Inform Us of a Maintenance Issue
Please note; If a repair is called in after hours the repair must still be submitted through your tenant portal so that the work order can be sent to the Vendor.
If there is a maintenance emergency (water leak etc), submit the work order through your tenant portal but please also call us at 813-988-7368 ext 300. If the emergency is water intrusion and you have not received a call from the management company, call a plumber directly. You may be responsible for the bill in its entirety and or for a portion of the bill depending on the cause of the water intrusion.
If the residence has a warranty and the tenant has been provided the information the tenant must call the warranty company directly. If the after hour service through this office is utilized the tenant may be responsible for the cost of the repair.
If this is a life threatening emergency call 911 immediately.
Repair or damage caused by your negligence or misuse is your responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials. Damages or plumbing stoppages caused by your negligence or misuse will be paid by you.

I understand that I will need to be available to give the vendor access to the property.
